The Challenge at Flamingo Point
Flamingo Point is Miami Beach’s largest apartment community, a 15-story landmark with 564 units located in the heart of South Beach. Benefitting from sunrise/ocean and sunset/bay views, this was the home of the historic Flamingo Hotel, built by iconic Miami Beach developer Carl G.
Fisher in 1920.
The building’s aging HVAC units were no longer meeting the demands of residents and the tropical climate, leading to inefficiencies and rising operating costs.
Flamingo Point was cooled by two aging 750-ton cooling towers on the building’s roof, which is situated in a high-traffic and high-tourism area.
The project faced several significant obstacles:
- Logistics: The location had limited street access and was subject to heavy Miami Beach traffic.
- Public Impact: The work required coordinating road closures that would affect the general public for one week.
- Tight Timeline: The client required the entire replacement to be completed within a strict two-week turnaround time.
The project’s unique constraints required a carefully planned and executed solution to meet the tight deadline and minimize disruption to the building’s residents and the surrounding area.
A Precisely Coordinated Solution
Thermal Concepts provided complete installation services for the cooling tower replacement.
To overcome the site’s logistical challenges, we utilized a 500-ton crane to safely and efficiently replace the two 750-ton cooling towers.
We divided our team into two specialized crews to maximize safety and efficiency. The first crew worked on the ground to disassemble and remove the old towers, while the second team worked on the roof to prepare the site and install the new units.
To install modern HVAC units, the Thermal Concepts team had to first reinforce portions of the building’s structure and reconnect large 18-inch and 16-inch pipes.
We coordinated closely with local authorities to manage traffic impacts and minimize disruption while adhering to the strict schedule.
